Refinancing your mortgage

Your mortgage has been running for a while and you are wondering whether it still suits you. Perhaps your fixed-rate period is ending, your home has gained value, or you have not heard from your lender in years.

Refinancing (oversluiten) means repaying your current mortgage with a new one, at the same lender or at a different one. It can pay off, but not always: there are costs involved, and fixing your rate again with your current lender is sometimes the wiser move. The sum is different for every situation.

Frequently asked questions about refinancing

  • Usually when your fixed-rate period is ending, when your home has gained value, or when you want terms your current mortgage does not offer. Whether it also adds up financially depends on the costs, the years you have left and the difference in rate. We work that out for your situation.

  • Not necessarily. You can also fix your rate again with your current lender, or ask them to average your rate. We put both routes side by side before you sign anything.

  • You pay advice and arrangement fees, notary and valuation costs, and sometimes a charge to your current lender. We list those costs up front, so you can make the trade-off yourself.

  • If you repay your mortgage while your fixed-rate period is still running, your lender may charge a fee for the interest it misses out on. How high that is depends on your contract and on rates at that moment. Your lender will calculate it for you on request.

  • Yes. Lenders will look at the figures of your business, just as they would for a first mortgage. If you want a first impression of your room to borrow, take the entrepreneur check.

  • Expect a few weeks between the application and the transfer at the notary. How quickly it goes depends mostly on how complete your documents are. We tell you in advance which ones you need.
