A mortgage when you are self-employed

You have a sole proprietorship, a partnership or your own BV. You earn your living, but you do not have a payslip that a lender can work with straight away. That makes applying for a mortgage as an entrepreneur feel harder than it needs to be.

Lenders look at your figures: what your business earns, how steady that is and what you take out of it yourself. How those figures are presented makes a difference. That is where our work lies.

Frequently asked questions from entrepreneurs

  • Many lenders look at several years of figures, others at fewer. There is also an income statement drawn up by a recognised calculation expert, which can offer a way forward for a younger business. What is possible in your case depends on your figures and on the lender.

  • Often both, but not automatically. Lenders look at the salary you pay yourself and at the results of your business. How heavily each part counts differs per lender.

  • Varying results are normal in business. Lenders look at the picture over several years and at the direction it is heading. A clear explanation of a weaker period helps your application.

  • Usually your annual accounts, your income tax returns, a recent overview from your bookkeeping and details from the Dutch trade register. We send you a list in advance, so you are not still searching halfway through.

  • Not necessarily, but it helps if your figures were prepared by someone who can explain them. If you use bookkeeping software, we look together at what a lender needs from it.

  • A short questionnaire on this site that gives you an indication of your borrowing room as an entrepreneur in a few minutes, with the points lenders look at closely and the documents you will need. It is a starting point, not advice.
