Costs and advice
You pay a fixed amount for advice and arrangement, which you hear before you decide anything. On top of that come costs that are not ours: valuation, notary, and for a home under the national guarantee limit the guarantee fee. In the first conversation we put everything you will pay on a single overview, so nothing turns up later.
No. Some people only want to know what is possible, or a second opinion on a proposal they already have. That is fine. Say up front what you are looking for and we will shape the conversation around it.
We will be independent and compare the offers of more than forty lenders, so you will not be tied to one bank. Our licence application is pending; until it is granted we are not allowed to arrange mortgages.
Often yes, and not only because of the rate. Look at the terms for extra repayments, the charge if you move, whether you can take your rate with you, and the risk class you fall into. Send the proposal over and we will tell you whether it is sharp. If it is, you will hear that from us too.
Income and contract
Often you can. The key is an employer's statement with an intention to extend: your employer states that, if you keep performing, they intend to offer you a permanent contract. Request it before you start viewing homes, because at a large employer it can take weeks. Without one, lenders look at your employment history over recent years.
Certainly. Lenders look at the figures of your business and at what you pay yourself. Keep your annual accounts, your income tax returns and a recent overview from your bookkeeping to hand. If your business is only a year or two old, an income statement from a recognised calculation expert can offer a way forward.
Yes, even if you are repaying on schedule and even if little is left. Lenders calculate with your original debt or with your monthly payment, depending on your arrangement. Log in to DUO and download your statement; that is what we need. Paying it off just before your application helps less than people think, so discuss it first.
Sometimes. It depends on the currency, the type of contract and the lender; income in euros from an EU country opens more doors than income from outside it. This is something to check in advance, not once you have made an offer.
The process
The mortgage check on this site gives you a rough indication in two minutes. A real calculation, with your contract, your student debt and the energy label included, we do in the first conversation. That takes about an hour.
For an orientation conversation, nothing. If you want to get concrete straight away, bring: a recent payslip or your last two annual accounts, your employer's statement if you have one, an overview of your student debt or other loans, and an idea of your savings. With those four we can calculate instead of estimate.
Expect a few weeks between the application and the transfer at the notary, though the transfer date is usually already set in your purchase contract. What decides the pace is mostly how complete your documents are. We send you a list in advance, so you are not still searching halfway through.
Yes. A conversation can be at your home, at the office or over video, and you can switch from one meeting to the next. For expats who are still abroad, online is usually easiest.
Expats and international
Yes. Conversations, calculations and the documents you need to understand are all available in English. The notarial deed itself is in Dutch, as the law requires; the notary explains it to you in English and a translator can be arranged.
That differs per lender: some calculate with your income including the ruling, others with your income without it. How long your ruling still runs also weighs in. So it pays to compare, because the difference in what you can borrow can be considerable.
You can always prepare; applying usually has to wait until you live or work here, because lenders want to see Dutch income and a BSN. If you have signed an employment contract but have not moved yet, start the conversation anyway, so your file is ready the moment it can be submitted.
