Mortgage advice in Almere

Frequently asked questions about buying in Almere

  • You sign a purchase and construction agreement and pay in instalments as building progresses. So you are not buying a finished house in one go. The costs work differently too: new-build is usually sold 'vrij op naam', so you pay no transfer tax.

  • You pay interest on the part of your mortgage already drawn, and that grows as building progresses. If you are still living elsewhere, you carry that alongside your current rent or mortgage. We work that out for you in advance.

  • The part not yet paid out sits in a deposit. The builder sends the instalment invoices, you approve them and the lender pays from the deposit. On the amount still in the deposit you usually receive interest.

  • Often partly. Work that demonstrably adds value to the home counts sooner than loose furnishing. Make sure you have a specification from the builder; a lender can work with that.

  • That happens regularly. What matters then is how long your interest rate stays valid and whether that period can be extended. We settle that before you sign, so a delay does not become a financial surprise.

  • Certainly. In the older neighbourhoods it is maintenance, the energy label and making the home greener that matter. Different questions than new-build, but just as much part of the advice.
