Releasing equity from your home

Your home is worth more than your mortgage. That difference is your equity (overwaarde), and under certain conditions you can release it: for a renovation, to pay off expensive loans, for your children's studies or to top up your income.

Releasing equity means increasing your mortgage. So you are borrowing money, with your home as security, and your monthly payment goes up. What you spend it on also affects how it is treated for tax. That is why we start with your plan and only then look at the form it should take.

Frequently asked questions about equity

  • The difference between the value of your home and what is still outstanding on your mortgage. That value is only settled once a valuer looks at it; an estimate from a property website is not enough.

  • Usually by increasing your mortgage with your current lender, by taking out a second mortgage, or by refinancing. Which route fits depends on your terms, your income and what you want to do with the money.

  • Lenders ask what you will use it for, and not every purpose is possible. On top of that, what you spend it on affects how the interest is treated for tax. We go through that with you before you apply.

  • They go up: you are borrowing more. How much depends on the amount, the term and the rate that applies at the time. We calculate it before you decide.

  • Sometimes. Lenders then look at your income after retirement, and there are mortgage types meant specifically for older homeowners. Whether it is possible differs per situation and per lender.

  • Often yes, because the lender wants to know what your home is worth now. Sometimes a model-based valuation is enough. It depends on the amount you release and on the lender.
