Making your home more energy efficient

Insulation, a heat pump, solar panels or a better energy label. You want lower energy bills and a more comfortable home, but you are wondering what it costs and how to pay for it.

To a lender, energy-saving work is not the same as a new kitchen. Separate rules apply to it, and the energy label of your home counts towards what you can borrow. We work out which rules apply that year and what they mean in your situation.

Frequently asked questions about energy-saving work

  • Often you can, both when buying a home and when increasing your current mortgage. Energy-saving measures come with different conditions than an ordinary renovation. We check in advance what is possible in your situation.

  • Yes. Lenders allow more room for a home with a better label, and separate rules apply to energy-saving measures. How much difference it makes depends on the standards for that year and on your own situation.

  • National schemes exist for insulation, heat pumps and heat network connections. The conditions change regularly; the current state of play is published by the Netherlands Enterprise Agency (RVO). We make sure you apply in time, because applying afterwards is usually not possible.

  • That depends on your home, the measures and how much energy you use. Your energy bill usually goes down while your monthly payment goes up; we put the two side by side, so you can see what it does to your total housing costs per month.

  • No. Many homeowners start with insulation and only then look at a heat pump or solar panels. It does help to work out the whole plan in one go, so you do not pay for an application twice.

  • A better label can count in a valuation, but there is no fixed amount attached to it. A valuer looks at your home and at the market at that moment.
